A rare architectural retreat above the Aegean, designed for those who seek true harmony between nature, privacy and refined simplicity. Set within a peaceful 4,120 m² landscape and inspired by traditional Tziot architecture, the two autonomous bioclimatic residences sit on plots of approximately 1,400 m² each, fully aligned with the natural terrain and offering uninterrupted views of the Aegean. Construction begins in January 2026 and completion is scheduled for the end of 2026. House A, a 43 m² ground-level residence, is shaped as an intimate sanctuary where indoor comfort and outdoor beauty blend naturally. Inside, the open-plan layout unifies the living area, kitchen and bedroom into one warm, cohesive space, with a thoughtfully designed bathroom completing the home. Stepping outdoors, the atmosphere transforms into a serene extension of the interior: a shaded pergola lounge, a spacious terrace facing the vast blue, and a private swimming pool that elevates the experience into something rare and deeply relaxing. The residence is equipped with an energy-efficient heat pump system (cooling, heating, hot water), a water cistern and storage areas, ensuring year-round sustainability and practicality. House B, a 39 m² two-level residence, introduces a vertical interpretation of slow island living, with sea views unfolding at every level. On the upper floor, the open-plan living area with kitchen opens onto a balcony that captures the Aegean in its most unfiltered form, while a discreetly placed WC ensures comfort and functionality. The lower level is dedicated to a serene master bedroom with its own bathroom and direct access to a private veranda featuring a jacuzzi—an intimate retreat designed for complete privacy. Outdoors, a pergola-shaded sitting area provides the perfect setting for relaxed gatherings, quiet mornings or sunset moments. Like House A, the residence includes a high-efficiency heat pump system, water cistern and storage spaces. Both homes enjoy a privileged position in one of Kea’s most authentic and unspoiled settings. Just 500 meters from the sea and surrounded by natural Cycladic beauty, they offer effortless access to crystal-clear waters while maintaining a deep sense of tranquility. The residences are located 4 km from Ozia and 6 km from Spathi, two of the island’s most sought-after spots, offering the perfect balance between privacy and convenience. The location elevates the experience from simple living to a meaningful retreat, ideal for personal use or premium boutique rental. These residences represent a rare opportunity in Kea—a blend of architectural authenticity, bioclimatic design, and an exceptional landscape that invites a slower, more intentional way of living.
