Excellent opportunity to acquire a plot of land with approved building permit and plans to build a modern villa with a swimming pool. The property has an area of 4830 sq m and is located on an elevated hillside in the settlement of "Likotinara", in Apokoronas, Chania, Crete. The plot is naturally landscaped with approximately 30 century-old olive and cypress trees that offer privacy and a natural connection to the Cretan landscape. Its elevated position offers open sea views from the 1st floor of the house. The surrounding area is known for its high-quality residences owned by international businessmen, forming a distinctive VIP residential enclave, and is remote from the dense environment of the village. The property is sold with a fully approved building permit for a modern two-story villa with a basement, which was meticulously designed by a team of experienced engineers. The project was carefully integrated into the natural slope of the plot and the surrounding flora. The architectural concept combines modern Mediterranean minimalism with natural materials, creating a timeless and elegant residence suitable for private use or for high-quality investment. The location of the property offers access within 15 minutes to all the popular beaches of the area (Georgioupolis, Almyrida etc.), while both Chania and Rethymno are only 40 minutes away by car.
