Villa 170 sqm for sale, Karistos

There are properties that offer beautiful views, and there are properties that become part of the landscape itself. Hidden within the dramatic hillside of Cape Paximada, on the enchanting Agia Paraskevi peninsula of South Evia, this remarkable earth-sheltered villa complex has been designed to exist in complete harmony with its surroundings. Almost invisible from above, the architecture embraces the natural contours of the land, while every interior space opens effortlessly towards uninterrupted views of the Aegean Sea, creating an experience where architecture and nature become one. Completed in 2025, the development occupies a privileged 678 sq.m. corner plot within the prestigious OSMAES residential community, one of the most organized and sought-after neighborhoods in the wider Karystos area. Located only 370 metres from the sea and a two-minute drive from the crystal-clear waters of Agia Paraskevi Beach, the property offers an exceptional balance between privacy, accessibility and natural beauty. The complex consists of two independent architect-designed villas with a combined internal area of 170 sq.m. Together they offer six bedrooms, three bathrooms, one guest WC, two fully equipped kitchens with dining areas, two spacious living rooms and dedicated storage space. Designed with flexibility in mind, the two residences may remain completely independent or can be combined into a spectacular 205 sq.m. residence through the addition of an internal elevator, creating a unique family estate overlooking the Aegean. Every detail reflects a philosophy of understated elegance and environmental integration. Exposed concrete, glass, steel and polished cement finishes blend seamlessly with lush rooftop planting, allowing the buildings to disappear into the hillside rather than dominate it. Floor-to-ceiling triple-glazed Alumil windows frame panoramic sea views while flooding the interiors with natural light, creating an uninterrupted visual connection between the living spaces and the endless blue horizon. The outdoor areas have been thoughtfully designed as natural extensions of the interiors. Expansive terraces, generous private courtyards and two elegant lounge pools of approximately 7 sq.m. each create multiple outdoor living environments, perfectly positioned to capture unforgettable sunsets over the islands of Petalioi, Tzia, and Attica. Both villas also feature spacious rear courtyards that maximize sunlight and natural ventilation throughout the day. Comfort and sustainability have been integrated into every aspect of the property. Heating and cooling are primarily provided through a geothermal energy system, complemented by autonomous air-conditioning units throughout the villas. The property further benefits from a remaining building allowance of approximately 35 sq.m., a 12-cubic-metre water reservoir, a 20-cubic-metre septic system, and two private vehicle ramps providing effortless access and parking without the need for stairs. The future owner also has the opportunity to personalize the exterior shading systems according to their own architectural vision. Beyond its exceptional design, the location itself is one of the property's greatest assets. The Agia Paraskevi peninsula remains one of South Evia's best-kept secrets, renowned for its turquoise waters, dramatic coastline, peaceful atmosphere and authentic Cycladic scenery. Despite its remarkable sense of seclusion, Karystos town is only seven kilometres away, while Athens is easily accessible via the ferry routes from Rafina to Marmari or Agia Marina to Nea Styra, as well as by road through Chalkida. Whether envisioned as a remarkable private coastal retreat, an exclusive family estate, or a boutique hospitality investment, this is a property that transcends conventional real estate. It is a rare architectural statement designed for those who appreciate exceptional design, complete privacy and an authentic connection with the landscape.
