Apartment 55 sqm for rent, Athens - Center, Gizi - Pedion Areos For rent

Property Code: 7-686. This is not an apartment made to impress for ten minutes during a viewing. It is an apartment made for staying. On the 3rd floor of a five-storey 1978 building in Gyzi, a 55 sq.m. residence is available for long-term rental, suitable for someone seeking a stable base in the city rather than a temporary passage. The home has not undergone a full renovation and retains the aesthetic of its era. This does not, however, mean neglect. It has been freshly painted, including wardrobes and kitchen cabinets, a video intercom has been installed, and it is in functional, well-kept condition. The layout is simple and clear: one bedroom, living room, independent kitchen and bathroom with bathtub. Marble floors in the living room and kitchen, wooden floor in the bedroom and tiles in the bathroom. The apartment is front-facing, with a small front balcony, awnings and a more open horizon towards the side of Lycabettus — a discreet visual escape within the urban landscape. There are older aluminium sliding windows, as well as an alarm system. For heating and cooling there is an air-conditioning unit in the living room and a new air-conditioning unit will be installed in the bedroom. The building’s central natural gas installation is currently not operational. Should someone wish for a fully autonomous heating system, the technical possibility of installing an individual boiler at their own expense can be examined.Usual common expenses stand at approximately €25 per month.GYZI: A NEIGHBOURHOOD TO LIVE IN, NOT VISIT. Gyzi has something that many central areas of Athens have lost: neighbourhood rhythm. Small shops, daily market, square, open-air market, Finopoulos Hill, Pedion tou Areos and easy access towards Alexandras Avenue, Ampelokipoi, Polygono, the Courts and the centre. It is not an area that lives from tourists. It lives from people who reside here. And this suits the character of this home perfectly.FOR A TENANCY THAT IS MEANT TO LAST. The residence is offered exclusively for long-term rental. The owners are seeking a consistent tenant with stable and proven income, intention of long-term stay and good use of the residence. During the evaluation of the tenancy, evidence of professional and financial reliability will be requested, as well as references from a previous landlord where available. Subletting or use of the property for short-term accommodation is not permitted. For the commencement of the tenancy the following are required: two months’ deposit, the first current month’s rent, and the legal agency fee.
